Two of Penngrove's five recent closings went over asking — and they were the smallest homes

Three of Penngrove's five most recent single-family closings sold at or below their list prices. The two that did not — 4705 Acacia Way and 2294 Chester Drive — were also the two smallest homes in the batch, each under 1,800 square feet, and each cleared its asking price by a meaningful margin.

How the recent closings compare with one another
Because this is a market roundup rather than a single-property report, there is no one peer set to run against a subject address. Instead, the five closings themselves tell the story.
The two smallest homes — 1,723 square feet at 2294 Chester Drive and 1,793 square feet at 4705 Acacia Way — recorded $740 and $684 per square foot, respectively, and both sold above list. The three larger homes, ranging from 2,292 to 3,268 square feet, came in at $451 to $648 per square foot and either met or fell short of their asking prices. The pattern is consistent enough to name: in this handful of recent sales, buyers competed harder for the smaller homes and accepted less urgency on the larger ones.

Single-family homes across Penngrove
The four most recent Penngrove single-family sales within the current tracking window — recorded between August 21 and September 12, 2026 — show a median sale price of $1,380,000 and a median of $573 per square foot, based on a median home size of 2,365 square feet. The price range across those four sales runs from $1,100,000 to $1,625,000. Lot sizes in that group vary sharply, from about 14,892 square feet to 198,634 square feet, which partly explains the spread in per-square-foot figures — larger rural parcels do not compress value into interior square footage the way town lots do.
For comparison, the same 180-day window one year earlier recorded zero sales in the tracking system, so no year-over-year figure is available.
How the Penngrove market is doing
As of September 24, 2026, eight single-family homes are listed in Penngrove, ranging from $849,000 at 6059 Hyland Way — on the market since July 23 — to $2,245,000 at 8571 Brand Lane, listed since August 1. The longest-sitting active listings (Brand Lane and 355 Formschlag Lane) have both been on since August 1, now past the seven-week mark without a recorded closing. The two newest listings, 690 Palm Avenue ($1,295,000, listed September 16) and 9317 Old Redwood Highway ($1,099,000, listed September 8), entered a market where the most recent closings took weeks to record, suggesting buyers are not moving quickly on homes above the roughly $1,200,000 threshold unless the home is compact and priced to compete.

With five closings in roughly the past five weeks and eight homes currently active, supply is not thin — but demand appears selective.
