Methodology — Where Every Number Comes From

01. County records

Sonoma County Assessor and Recorder data: parcels, characteristics (beds, baths, square footage, year built), recorded deeds, and sale prices for every parcel in the 94951 zip code.

02. MLS sale data

Active and sold data from MLSListings feeds, refreshed twice daily as it comes online. MLS-sourced records are marked as such and deemed reliable but not guaranteed.

03. No estimates on the record

No home’s record page carries an estimated value. Every figure on the public pages is a recorded sale or a count, and medians are shown only where enough sales exist to support them. A number for a specific home exists only on its own private page, prepared on request, and that page says in its first line whether it is an automated valuation or a broker’s opinion of value signed by Jake. The difference, explained.
