Two of five recent Penngrove closings came in above list — the other three did not

Two of the five single-family homes that closed in Penngrove between August 21 and September 17 sold above their list price. The other three did not. That split, across a price range of $1.1 million to $1.625 million, is the clearest signal the recent record offers.
What closed
| Address | Recorded on | List price | Sale price | Sq ft | $/sq ft |
|---|---|---|---|---|---|
| 4705 Acacia Way | September 17, 2026 | $1,199,000 | $1,226,000 | 1,793 | $684 |
| 2294 Chester Drive | September 12, 2026 | $1,195,000 | $1,275,000 | 1,723 | $740 |
| 6960 Round Oak Road | September 9, 2026 | $1,100,000 | $1,100,000 | 2,437 | $451 |
| 270 Olga Maria Court | September 3, 2026 | $1,650,000 | $1,625,000 | 3,268 | $497 |
| 6649 Round Oak Road | August 21, 2026 | $1,549,000 | $1,485,000 | 2,292 | $648 |

The pattern is straightforward: the two homes under 1,800 square feet — Acacia Way and Chester Drive — both closed over ask, by $27,000 and $80,000 respectively. The three larger homes, ranging from 2,292 to 3,268 square feet, either met list exactly or came in below it, with 270 Olga Maria Court taking a $25,000 haircut and 6649 Round Oak Road closing $64,000 under ask.
Per-square-foot prices reflect that divide sharply. Chester Drive reached $740 per square foot. Round Oak Road's 2,437-square-foot home recorded at $451 per square foot — a $289-per-foot gap between the two ends of this five-sale sample.
How it compares with homes like it
Because this is a market roundup rather than a single subject property, there is no like-for-like peer group to apply here. The comparison below draws on all five closings as the reference set.
Within that set, the closest pairing is the two Round Oak Road addresses: one 2,292 square feet at $648 per square foot, the other 2,437 square feet at $451 per square foot. Both are on large rural lots — 185,130 and 198,634 square feet respectively — yet their per-foot prices diverge by nearly $200. Lot size alone does not explain the gap; list price discipline and buyer competition appear to be doing more work.

Four sales — the subset with square footage confirmed in the market record — show a median price of $1,380,000 and a median of $573 per square foot. That four-sale figure is a thin base; treat it as directional, not definitive.
Single-family homes across Penngrove
The four sales recorded in the last 180 days — the market data set available — show a median sale price of $1,380,000 and a median of $573 per square foot, across a median home size of 2,365 square feet. Sale prices in that window ranged from $1,100,000 to $1,625,000. No comparable data exists for the same 180-day period a year earlier, so a year-over-year read is not possible from the current record.
The median lot in that four-sale group runs 106,504 square feet — roughly 2.4 acres — which reflects Penngrove's largely rural character and explains why per-foot comparisons between homes here and denser Sonoma County submarkets are rarely clean.
How the Penngrove market is doing
As of September 25, 2026, eight single-family homes are listed in Penngrove. Prices range from $849,000 at 6059 Hyland Way — on the market since July 23 — to $2,245,000 at 8571 Brand Lane, which has been listed since August 1. The two newest additions, 690 Palm Avenue at $1,295,000 and 9317 Old Redwood Highway at $1,099,000, both came on within the last three weeks.

Five closings recorded in roughly the same period represent a small but concrete measure of velocity: roughly one closing per week against an eight-home active inventory. At that pace, absorption is measured in months, not weeks, and several of the August listings have now been sitting for seven or eight weeks without a recorded close.
The four most recent confirmed sales, covering the last 180 days, produced a median of $1,380,000. With eight active listings and five recent closings, the market is not frozen — but the gap between where sellers are pricing and where buyers have been willing to land on larger homes suggests pricing precision matters more than it did in faster periods.
