Two of five recent Penngrove closings beat their list price — the other three did not

Two of the five single-family homes that closed in Penngrove over the past five weeks sold above their list price. The other three did not. That split, more than any single number, describes where the market sits right now.
Recent closings
| Address | Recorded | List price | Sale price | Sq ft | $/sq ft |
|---|---|---|---|---|---|
| 4705 Acacia Way | recorded on 2026-09-17 | $1,199,000 | $1,226,000 | 1,793 | $684 |
| 2294 Chester Drive | recorded on 2026-09-12 | $1,195,000 | $1,275,000 | 1,723 | $740 |
| 6960 Round Oak Road | recorded on 2026-09-09 | $1,100,000 | $1,100,000 | 2,437 | $451 |
| 270 Olga Maria Court | recorded on 2026-09-03 | $1,650,000 | $1,625,000 | 3,268 | $497 |
| 6649 Round Oak Road | recorded on 2026-08-21 | $1,549,000 | $1,485,000 | 2,292 | $648 |

The spread tells most of the story. Chester Drive came in at $740 per square foot; Round Oak Road — the larger of the two addresses by that name — closed at $451. That is a $289-per-square-foot difference between two homes that recorded within three days of each other. Chester Drive beat its list by $80,000; Round Oak Road landed exactly on the number; the other three all closed below.
How it compares with homes like it
Because this is a market roundup rather than a single subject property, there is no single peer group to run. The five closings are themselves the recent record for Penngrove single-family homes.
Among the four sales captured in the market data for the last 180 days — 2294 Chester Drive, 6960 Round Oak Road, 270 Olga Maria Court, and 6649 Round Oak Road — the median price per square foot works out to $573, across a median of roughly 2,365 square feet. That sample is four homes. Any figure drawn from it should be read as a directional indicator, not a precise benchmark.
The two homes that beat list price were both under 1,800 square feet. The three that did not were all above 2,200 square feet. Smaller homes appear to have had more competition; larger ones appear to have had less. Four closings are not enough to call that a pattern, but it is worth watching.
What is on the market now
Eight single-family homes are currently listed in Penngrove, asking between $849,000 and $2,245,000.
| Address | List price | First listed |
|---|---|---|
| 8571 Brand Lane | $2,245,000 | 2026-08-01 |
| 4322 Oakridge Lane | $1,750,000 | 2026-09-02 |
| 166 Davis Lane | $1,650,000 | 2026-08-12 |
| 355 Formschlag Lane | $1,600,000 | 2026-08-01 |
| 690 Palm Avenue | $1,295,000 | 2026-09-16 |
| 10025 Grove Street | $1,195,000 | 2026-09-10 |
| 9317 Old Redwood Highway | $1,099,000 | 2026-09-08 |
| 6059 Hyland Way | $849,000 | 2026-07-23 |
Three of the eight have been on the market since August 1 or earlier — Brand Lane, Formschlag Lane, and Hyland Way. Hyland Way has been listed since late July, the longest of the group. Whether the asking prices on the longer-sitting listings reflect the recent closing data is a question the record cannot yet answer.
Single-family homes across Penngrove
The four most recent single-family sales with available data — all recorded since late August — show a price range of $1,100,000 to $1,625,000 and a median sale price of $1,380,000. Median lot size in that group is 106,504 square feet, reflecting the rural character of much of Penngrove's inventory. The market context data notes no comparable sales from the same 180-day window one year ago, so there is no year-over-year figure to report.
How the Penngrove market is doing
Five closings and eight active listings across all recent records is a thin market by volume. The five sales recorded in the past five weeks range from $1,100,000 to $1,275,000 on the lower end and reach $1,625,000 at the top. The median price per square foot among the four sales in the 180-day market window is $573, on a median of 2,365 square feet. With no year-ago sales on record for the same period, the direction of travel is not possible to measure from the available data alone. What the record does show is that Penngrove remains an almost entirely single-family market, and that buyer appetite — at least recently — has been more consistent at the sub-$1.3 million price points than above them.

More from Penngrove

Two of five recent Penngrove closings came in above list — the other three did not
The five single-family homes that closed in Penngrove between late August and mid-September tell two different stories: buyers competed hard on the smaller houses and accepted — or required — discounts on the larger ones.
