Penngrove in 2026 so far: 19 recorded home sales, and why the acre matters more than the square foot

Penngrove recorded 19 single-family home sales between January 1 and September 23, 2026. The median sale was $1,480,000, the median home was 2,292 square feet, and eight of the nineteen closed at $1.5 million or more.
The more useful finding sits underneath those medians. Twelve of the nineteen sales were on an acre or more, and those homes sold for a median of $710 per square foot — against $503 for the six homes on smaller in-town lots. The two groups reached almost the same median price by different routes: the acreage homes were smaller houses on land, the in-town homes were larger houses on ordinary lots.

One sale, 1707 Weiss Ln, has no lot size on record and sits in neither row.
A price-per-square-foot figure assumes the house is what you are paying for. In Penngrove that is only half true. On acreage, part of every dollar buys the land — the privacy, the room for animals or a second structure, the distance from the road — and none of it shows up in the interior square footage. That is why a 1,184 sq ft home on 6.9 acres at 166 Davis Ln recorded $1,394 per square foot, and why a single blended $/sq ft number for this town will mislead anyone who applies it to a specific home.

9989 Oak St recorded far below every other sale. The record does not show whether it was an open-market sale; it is included because it is recorded, and at the bottom of a nineteen-sale list it barely moves the median.
What is for sale now
Eight single-family homes are listed in Penngrove as of September 24, asking from $849,000 to $2,245,000, with a median ask of $1,447,500 and a median of $691 per square foot. The median asking price sits close to the year's median recorded sale.
Nine single-family sales recorded between June and August — about three a month. Against eight homes for sale, that is roughly 2.7 months of supply at the summer pace.
How to read these numbers
- Recorded closings only. The MLS sold feed also reported 22 Penngrove sales in early August without a confirmed close date. They are left out of every figure here rather than assigned to a month they may not belong to.
- Each sale counted once. Two sales appear twice in the underlying records under different dates (1952 Alice Dr and 270 Olga Maria Ct); each is counted once, on its first recorded date.
- No year-over-year comparison. Penngrove's 2024 and 2025 records come from a different source than 2026, so comparing the counts would measure the data, not the market.
- No sale-to-list ratios. Asking prices are not on record for these closings.
- A small market. Nineteen sales is a thin sample. A single estate sale can move a median, which is why every sale is listed above.
